  • Dear Shell,

Our house is 9 ½ years old. We have trouble with all 3 toilets overflowing or water coming just to the top and then slowing going down. This has happened every 3-6 months or so for the past 6 years. Recently it is happening about every two weeks, a different toilet each time. We have had all three toilets checked over that period but there seems to be no reason for the continuing problem. Help!

    Thanks, Cathy

    Dear Cathy,

There are two major concerns when this happens:

    1. Something has been lodged in the tee “Y” where the main toilet sanitary line intersects with vertical out fall line to the sewer or septic tank.

    2. Something has lodged in the vertical vent stack to the roofline. Using a drain snake go down through the vent from the roof top clearing the line. This procedure may correct both of these concerns.

    It’s just that easy.
